The city map in year three of an empire: rent, reputation and the weird meter along the top, the empire's buildings lit across Old Town and the river.

One building was never going to be enough

Tiny Landlord: Tycoon is a real-time property sim on a hand-drawn city map. You start with 44 Maple, the old building with the old tenants, and grow it into an empire: buy distressed listings and empty lots, build, repair, set the rents, hire the cast as staff and keep the bank happy. Pause any time, or run the city at 1x, 2x or 4x.

Every few weeks of city time the clock stops and a card slides in, from a deck of over 1,500. The ghost in 3B, a citywide rent strike, a developer who looks exhausted while his block looks rested. Swipe, and the answer lands on the building it came from.

A strange little city

  • The mapNamed streets, a river with bridges, the Docks’ piers, a rail station and a cemetery in the Hollows. Tap a lot to see what ails it.
  • The moneyRent comes in daily, buildings wear down, and the bank offers a credit line. Past the limit, the bank has keys.
  • The staffStan the Super fixes things, Madame Pigeon fills rooms, Unit-7 keeps the books and Dr. Fang argues in night court.
  • The weirdSeven districts, each with its own taste for it. The Hollows love it. Uptown does not. Too much, and a building stops being yours.

Something new every day

  • Daily challengeOne year in the same city for everyone that day, with a twist or two: a boom district, a lean start, a weird year. Bronze, silver or gold, and a leaderboard for the day.
  • Daily tasksThree small jobs inside your empire. Finish all three for a cash bonus that grows with your streak.
  • City eventsA heatwave, a flood, a street festival, a market crash, the pigeon migration. Each arrives with a card and weeks to ride it out.
  • SeasonsHalloween in the Hollows, Winter Lights and the Spring Fair each bring their own city event, and the app icon on your home screen dresses up for them.

Pick how it ends

Every empire starts by choosing a path:

  • Key to the CityTwo properties in every district and a good name. The mayor brings a key the size of an oar.
  • Hollows CrownedEvery lot in the Hollows, and enough weird to please them. Every lantern turns toward you.
  • TycoonA net worth of a million and a half. No ceremony. You just know.
  • SurviveNo finish line. Your longest run is the record.

And four ways to lose it all: foreclosed by the bank, a tenant revolt, condemned by the city, or the weird simply wins. Each one warns you first, with a countdown and a card. Every ending has its own illustrated scene, and some tenants have endings of their own.

You can evict a tenant, too. It takes a month or two, the whole street hears about it, and a lawyer, Ricky’s union or a notary from below may take you to court. Settle, or fight.

Free, and fair about it

  • The adsA banner on the menus, never over the city. A full-screen ad now and then at a natural break. One optional video per empire buys a bank bailout.
  • The storeRemove Ads, the Tycoon Pass (a free hire, a bigger office and $5,000 more for every new empire), investor packs, and three city themes: Night City, Winter City and Hollows Glow.
  • Fair scoresInvestor money never counts toward the Best net worth leaderboard, and the daily challenge ignores both investor money and the Tycoon Pass.
  • Your empire, keptSaved after every card and every action, with three save slots (four with the Tycoon Pass). No account, no sign-up, and it plays offline.
